Buying property in Vietnam
Before buying property in Vietnam, please consider the following: 1. According to Vietnamese law, no foreigners (persons with a Green Card) may own property in Vietnam. 2. Even if you, as a buyer, are eligible to own property in Vietnam, there are still limits set on whom you can buy/rent/share property from. It is illegal for private persons and companies without special permits to sell property to foreeigners. The seller must be registered with a realtor and with state authorities and hold a special permit for selling property to foreigners. 3. The easiest and best way for foreigners to invest in property in Vietnam is through a project which consists of 100% foreign investment capital, FDIs (Foreign Direct Investment), such as ours, which are projects with permits from the Vietnam National Administration of Tourism allowing them to sell /rent out/share-invest properties to foreigners. Do the following to verify the seller: A. Contact with Vietnamese embassy in Stockholm (or your country of residence) and enquire about the project. B. Contact the institution for planning and investment (Planning & Investment department) in the province in which you are interested in buying property. C. Verify that the seller has an FDI-license. D. Verify that the seller has an investment certificate. E. The company must be able to produce comparable legal documents as you can find in our tab Legal documents on our website. F. Verify that the seller has all of the legal documents necessary to be in the business of foreign property investment. G. Verify that the company has a so called Red Book (land registration)? |
